Job Summary:
The Community Sales Consultant helps potential homebuyers find the home best suited to their unique lifestyle and needs. This position leads all community sales-related activities and provides exceptional customer service before, during, and after the home sales, through continuous communication and coordination. This person is a front-line ambassador for Holt Homes and represents the company with the highest level of integrity, character, professionalism, courtesy, and ethics.

Qualifications:
- High School diploma required
- Real Estate License in Oregon, Washington, or both
- Minimum of 3 years of home sales experience
- Experience in new home sales for a production home builder preferred
- Current working knowledge of residential construction is preferred
- Knowledge of state and federal regulations affecting new home sales
- Ability to perform physical requirements of job, including but not limited to, standing, walking, sitting, stooping, and talking
- Must be able to meet customers in adverse weather at sites
- Knowledge of Microsoft Suite (Word, Excel, PowerPoint, and Outlook), and internet-based programs such as Microsoft Edge or Google Chrome
- Experience with Hubspot, Sales Simplicity, and Smartsheet preferred
- Up to 10% remote, upon supervisor’s approval
- Ability to multi-task, prioritize, and complete tasks in an efficient manner

- Excellent communication skills, both verbal and written, in the English language
- Memorable customer service skills with the ability to de-escalate high-tension interactions with homebuyers

Responsibilities:
- Prospect new sales from a variety of resources such as client referrals, professional networks, and leads generated by Holt’s marketing initiatives and Online Sales Professionals.
- Coordinate achievement of monthly sales goals with sales management and other departments
- Supply management with feedback on customer needs, problems, interests, competitive activities, and potential for new products and services
- Analyze competitors in the market, specifically their included features, options, pricing, and incentives. Prepare specific strategies to sell against them.
- Maintain a comprehensive understanding of the construction process (building sequence) and stay current on all construction products and applications.
- Build and maintain relationships with the Realtor community and keep the Realtors informed about real estate opportunities in your community and at other Holt Homes communities.
- Utilize company training opportunities to stay current in the industry through outside education
- Act as a trusted advisor to the customer by assisting them in identifying the next step to take in the buying process, and ensure they feel confident with their decision after the initial sale:
- Mutually explore and resolve concerns for what the customer wants, in a way the customer appreciates
- Demonstrate the models and options that will help improve the customers’ future life and fulfill their lifestyle needs/desires
- Support customers as they narrow down their home search, while guiding them to a final purchasing decision
- Follow up with potential customers through virtual, remote, and in-person conversations and appointments
- Responsible for all prospect follow-up and CRM reporting accuracy related to sales, cancellations, follow-up, and visitor traffic.
- Proactive and scheduled communication with customer, including pictures and videos of their home and buying process
- Attend Construction meetings with customer as often as possible
- Expedite the resolution of customer complaints and problems to maximize satisfaction
- Achieve an exceptional customer experience with seamless internal process adoption, team collaboration and execution:
- Proper utilization of Holt’s internal software and information sharing platforms:
- Lead management/CRM (Hubspot)
- Home Tracking (Sales Simplicity & Smartsheets)
- Customer Updates (Builder Signal)
- Customer Experience Tracking (Builder CX)
- Work closely with the Transactions Team to process sales agreements and electronic paperwork in a timely manner
- Work with marketing to ensure Holt’s community website is accurate and up-to-date with correct pricing, photos, maps, and directions
- Regular review of weekend signage, traffic pattern changes in the area, and community ingress/egress presentation
- Weekly model maintenance reporting and follow-up
- Weekly inventory home inspections and sales strategies
- Weekly sales, mortgage, and escrow backlog meetings
- Participate and attend all community promotions and marketing events in your community, and support those events at other Holt Homes communities.
- Generate inventory home option packages when requested
- Assist Appraisers in ensuring accurate appraisals on your homes by providing appropriate data and closing information.
- Proper utilization of Holt’s internal software and information sharing platforms:

Work Environment:
- Regularly uses a computer with repeated movements to enter data, differentiate between colors, shades, and brightness, and read from a computer screen for extended periods of time
- Continuously will sit, stand, walk, stoop, and talk
- Regularly interacts with Home-buyers, Realtors, and various Holt departments
- Up to 10% remote, upon supervisor’s approval

Compensation:
- Salary ($42,000)
- $3,000 per contract written (detailed in Compensation Addendum)
- bonus potential is $10,000 annually, paid out on a quarterly basis
